Terms of Service

These terms govern every cleaning service Eudemonia Home Cleaning and Design provides. They keep our team safe, set clear expectations, and protect your home. By booking an appointment, you confirm that you've read and agree to everything below. Have a question? Call or text (945) 285-0803.

Eudemonia Home Cleaning and Design ("Eudemonia," "we," "us") provides residential light and deep-cleaning, move-in/move-out, laundry concierge, and home organization & staging services in Richardson, TX and the surrounding North Dallas area. By booking a service, you accept these Terms of Service in full.

Module 1

Scope of Service & Deep-Cleaning Exclusions

1.1 Scope

Eudemonia provides residential light and deep-cleaning services as described on our service menu. Deep cleaning covers accumulated dust, grime, and buildup on standard accessible surfaces. It does not include remediation, restoration, or disposal of biohazardous, hazardous, or pathological material.

1.2 Excluded services

For the safety of our team and in accordance with biohazard handling standards, Eudemonia does not perform any of the following, and these items are expressly excluded from every service tier:

  • (a) Uncontained biological waste. Blood, vomit, feces, urine, sewage, infectious material, and any bodily fluid not fully contained and cleaned by the client prior to our arrival. These require a certified biohazard/trauma-remediation specialist.
  • (b) Mold remediation. Visible mold growth, suspected mold behind walls/under flooring, or areas of persistent moisture intrusion. We may flag suspected mold but will not treat or remove it.
  • (c) Hoarding / excessive clutter. Spaces where accumulated items prevent safe access to floors, counters, fixtures, or exits, or where clutter exceeds approximately knee height. Hoarding-level remediation, large-item removal, and biohazard decluttering are not within our scope. If clutter blocks work on the scheduled date, the affected areas will be skipped and the reservation fee (Section 3) still applies; a separate staging/organizing quote can be provided.
  • (d) Pet waste handling. Removal of pet urine, feces, vomit, or soiled litter/cage substrate is not performed. Pet accidents must be contained and cleaned by the owner before arrival. We will empty and wipe the exterior of litter boxes and cages, but do not perform biohazard-level sanitization of pet enclosures.

1.3 When exclusions are discovered on-site

If our team encounters an excluded condition at the property, we will (i) pause service in the affected area, (ii) notify the client or listed contact immediately, and (iii) invoice for time and materials already expended plus a $75 trip fee if the team must redeploy. No refund is owed for areas that cannot be safely serviced due to an excluded condition.

1.4 Excessive buildup & pet-hair fees

Where standard deep cleaning is insufficient due to excessive grime, grease, scale, or pet hair beyond normal household levels, an additional labor fee of up to 50% of the service price may apply, quoted before work begins.

Not included in any service

Uncontained biological waste (blood, vomit, sewage) · mold remediation · hoarding-level clutter that blocks access · pet waste (urine, feces, soiled litter). If found on-site, the affected area is skipped and the reservation fee still applies. Heavy buildup or excess pet hair may add a labor fee, quoted before we start.

Module 2

Property Access

2.1 Access required

The client ("you") is responsible for providing our team safe, lawful entry to the property at the scheduled service start time. You must provide either (a) a responsible adult (18+) present at the property, or (b) written access instructions (key, lockbox code, garage code, alarm instructions) confirmed at booking.

2.2 Grace period & failed entry

If our team cannot access the property within 15 minutes of the scheduled start time, Eudemonia may, at its option, reschedule the service or depart. A failed-entry / lockout fee equal to the reservation fee under Section 3 and a $75 trip fee will apply, and no refund of the reservation is owed.

2.3 Access credentials

Any keys, codes, or fobs you share are held solely for the purpose of completing the scheduled service. Eudemonia is not liable for loss or theft of property unrelated to the cleaning service. If you revoke or change access credentials, you must notify us no later than 24 hours before the appointment; failure to do so may result in a lockout fee.

2.4 Security systems & pets

You must disarm alarms for the service window, or provide a code, and must disclose any pets, including caged or loose animals, before arrival. Eudemonia is not responsible for pets that must be secured and are not. If pets pose a safety risk, the team may pause or decline service in affected areas.

2.5 Site conditions

You represent that you are authorized to grant access and authorize work at the property, and that the property is free of hazards not disclosed to us (including, without limitation, pest infestation, structural damage, or environmental contamination).

Module 3

Cancellation & Rescheduling (48-Hour Policy)

3.1 48-hour policy

Appointments may be cancelled or rescheduled without charge up to 48 hours before the scheduled start time by email to clean@eudemoniahome.com or through your booking portal.

3.2 Late cancellation fee

Cancellations or reschedules made within 48 hours of the appointment incur a late fee equal to 50% of the scheduled service price (the "reservation fee"), which is charged to the card on file.

3.3 No-shows

If the team arrives and cannot begin service due to client absence or denial of access (Section 2.2), the full service price will be charged.

3.4 Eudemonia-initiated changes

If Eudemonia must reschedule for weather, staffing, or operational reasons, we will offer a comparable replacement time at no charge; if none is acceptable, any deposit or reservation fee paid will be refunded in full.

3.5 Recurring clients

The 48-hour policy applies to each individual visit in a recurring schedule. Pausing a recurring plan requires 7 days' notice and is not subject to the late fee.

Module 4

Liability Disclaimers: Delicate Surfaces & Pre-Existing Damage

4.1 Pre-existing condition disclosure

You agree to disclose, before service begins, any known pre-existing damage, loose or failing fixtures, delicate or specialty surfaces, or items of unusual value. Eudemonia is not liable for pre-existing damage, latent defects, or damage that occurs as a foreseeable result of cleaning a surface that was already compromised or improperly installed.

4.2 Delicate & specialty surfaces — cleaned at client's direction and risk

Certain surfaces require specialized products and may be irreversibly affected by standard cleaning. These include, without limitation: natural stone (marble, travertine, slate), unsealed granite or quartz, untreated or finished wood, antiques, artwork, mirrors, silk and other delicate textiles, electronics and screens, painted or wallpapered surfaces, and specialty fixtures. Eudemonia will clean such items only at your express direction. Where directed, we will spot-test an inconspicuous area; if you decline a spot-test, the surface is cleaned solely at your risk, and Eudemonia is not liable for resulting damage.

4.3 "Clean to existing condition" standard

Deep cleaning improves appearance but cannot always restore surfaces stained, etched, scratched, discolored, or degraded by age, prior cleaning, or prior damage. Eudemonia does not guarantee removal of permanent stains, etching, or finish damage.

4.4 Damage reporting

To allow prompt inspection, any claim for damage allegedly caused by our team must be reported in writing to clean@eudemoniahome.com within 24 hours of the service. Claims not reported within 24 hours are deemed waived.

4.5 Limitation of liability

To the fullest extent permitted by law, Eudemonia's total liability for any claim arising out of a cleaning service, including damage to property or items, is limited to the amount actually paid by you for the specific service giving rise to the claim. Eudemonia is not liable for indirect, incidental, consequential, or sentimental damages, or for damage to items not disclosed as valuable or delicate under Section 4.1.

4.6 Indemnity

You agree to indemnify and hold Eudemonia harmless from claims by third parties (e.g., landlords, guests, other household members) arising from your authorization of the cleaning, undisclosed hazards, or excluded conditions (Section 1.2).

4.7 No warranty

Services are provided "as is" without warranty of any kind, express or implied, other than the re-clean guarantee stated on our website, if any.

Before we start

Please tell us about any pre-existing damage, loose fixtures, and delicate or valuable items (marble, antiques, artwork, electronics, silk, specialty finishes). We clean those only at your direction and risk, and will spot-test when possible. Damage claims must be reported within 24 hours. Our liability for any claim is capped at the price you paid for the service.
